One thing you’ll notice about Abuja is that there are always building or construction projects going on. The five main districts comprising of Phase I of Abuja's masterplan, Wuse, Garki, Maitama, Asokoro and the Central Business District are already more than 90% developed.

One of those developers is Netconstruct Nigeria Ltd.In 2004 Netconstruct started a residential building project called Sunnyvale Homes located in Dakwo district off Games Village Road, where I live. I was to visit Dakwo and Lokogoma, which are two districts being developed as part of Phase 3 of the Abuja city master plan.

Traveling to Darkwo and Lokogoma was sometimes not easy as large parts of the road were still under development but the green areas were nice to absorb.

My goal was to find out what is available for consumers and at what price. Inside SunnyVale Homes I met a Marketing Executive named Daniel. Daniel and I discussed the options available to individuals or investors buying real estate in the developing districts of the capital.

Options to buying

1. Buy Land and build to taste.

Generally you can buy a piece of Land for your own custom build. Land may be available in these areas for as little as NGN4m and you could source your own materials and build it yourself.

2. Buy an uncompleted property or Carcass then finish to taste.

This is the most popular method of buying property in SunnyVale Homes and the developing districts in general. The price ranges from ₦13M for the Carcass of a Three(3) Bedroom Semi-detached Bungalow to ₦30M for a Four(4) Bedroom Semi-detached Duplex.
