I won't advice building a house on the Island unless you intend to live there or even any where else, if investment is your main priority. The cost can be too high.

For quicker ROI better to buy a house on the mainland in Lagos for example. Houses are cheap and rentable. And don't forget you could also charge for more than one year's rent in advance.
